Gas Appliance and Flue Maintenance — landlord obligations in England
Separate from the annual gas safety check, you have an ongoing duty to keep all gas appliances, fittings, and flues you provide in a safe condition at all times. This means responding promptly to faults and arranging repairs when needed — not just waiting for the next annual check. All gas work must be carried out by a Gas Safe registered engineer.

Your obligations as a landlord
- Who this applies to: All landlords where gas appliances, fittings, pipework, or flues are provided as part of the letting.
- When it applies: Continuous throughout the tenancy.
- What you must do: Arrange prompt repair of any gas fault reported by the tenant or identified during an inspection. Only use Gas Safe registered engineers. Keep records of all maintenance and repairs carried out.

Consequences of non-compliance
Failure to keep gas appliances in a safe condition is a criminal offence under the Gas Safety Regulations 1998. The Health and Safety Executive can issue improvement or prohibition notices and prosecute.
