These terms govern your use of LettingsLedger (the "Platform"), operated by PHP PERRTHEO LIMITED, a company registered in England and Wales (registration number 07179540). By accessing or using the Platform, you agree to these terms. If you do not agree, do not use the Platform.
1. What LettingsLedger is
LettingsLedger is a compliance governance, workflow, and evidence platform for private residential landlords in England. It is designed to help landlords navigate, prioritise, and document their statutory obligations.
LettingsLedger is not a legal services provider. It does not provide legal advice, legal representation, or any regulated legal service. Nothing on the Platform constitutes legal advice. You should consult a qualified solicitor for advice specific to your legal situation.
The three functions the Platform performs are navigation (helping you understand which obligations apply), prioritisation (helping you sequence and track them), and documentation (recording evidence that actions were taken). The Platform does not determine legal outcomes and does not certify compliance.
2. No warranty on compliance outcomes
Use of the Platform does not guarantee legal compliance. The Platform does not warrant that any evidence pack, task record, document, or output produced through the Platform will satisfy the requirements of any court, tribunal, local authority, or other body. Regulatory requirements change. The Platform reflects its understanding of obligations as at the date relevant content was published, but cannot guarantee currency or completeness.
You are responsible for verifying that the steps you take satisfy the obligations applicable to your specific property, tenancy, and circumstances.
3. Eligibility and account
The Platform is intended for use by private residential landlords in England. You must be at least 18 years old to create an account. You are responsible for maintaining the security of your account credentials and for all activity conducted through your account.
4. Acceptable use
You agree not to:
- Use the Platform for any unlawful purpose or in violation of these terms
- Attempt to gain unauthorised access to any part of the Platform or its infrastructure
- Reproduce, redistribute, or commercially exploit content from the Platform without permission
- Use automated tools to scrape, crawl, or extract data from the Platform
- Introduce malicious code or interfere with the Platform's operation
5. Intellectual property
All content, design, code, and materials on the Platform are owned by or licensed to PHP PERRTHEO LIMITED. You may not reproduce, copy, or redistribute any part of the Platform for commercial purposes without our prior written consent. Content derived from UK legislation and official government guidance is not owned by us — such content is subject to Open Government Licence or other applicable terms.
6. Subscriptions and payment
Subscription fees are charged in advance for the period selected. All prices are stated on the pricing page and are inclusive of applicable taxes unless otherwise stated. Payments are processed by LemonSqueezy. Subscriptions renew automatically unless cancelled before the renewal date. You may cancel at any time; access continues until the end of the paid period. Refunds are not provided for unused portions of a subscription period except where required by applicable consumer law.
7. Evidence pack access
Your compliance evidence pack and uploaded documents remain accessible to you after subscription expiry. In read-only mode following expiry, you can view and download your historical records but cannot complete new tasks or upload evidence. We will retain your data for a minimum of 24 months following account closure to allow you to retrieve it.
8. Limitation of liability
To the fullest extent permitted by applicable law, PHP PERRTHEO LIMITED shall not be liable for any indirect, incidental, consequential, or punitive damages arising from your use of the Platform, including but not limited to any failure of a possession claim, regulatory action, financial penalty, or legal dispute. Our total liability for any claim arising from use of the Platform shall not exceed the total fees paid by you in the 12 months preceding the claim.
Nothing in these terms excludes or limits liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any liability that cannot be excluded by law.
9. Third-party links and services
The Platform may contain links to third-party websites including GOV.UK, Gas Safe Register, and tenancy deposit scheme websites. We are not responsible for the content or availability of third-party sites and do not endorse them. Links are provided for convenience only.
10. Changes to the Platform and these terms
We may update the Platform, its features, and these terms at any time. Material changes to these terms will be communicated to registered users by email or in-platform notification. Continued use of the Platform after notice of changes constitutes acceptance of the updated terms.
11. Governing law
These terms are governed by English law. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales, except where applicable consumer protection law in your jurisdiction provides otherwise.
