Before 1 May 2026, a landlord with a compliance gap could often serve a Section 21 notice and get their property back regardless. That option is gone permanently.

You can no longer ask a tenant to leave without a specific legal reason. Under Section 8, courts may take account of a landlord's compliance record where it is relevant to the facts of the case. It is one factor among several, not an automatic determinant. Courts have discretion, and a lapsed gas safety certificate or missing EICR may affect the progress of proceedings.

Per property for an electrical safety breach
The maximum fine for not having a valid EICR is £30,000 per property. A gas safety breach may carry criminal liability, including imprisonment on summary conviction, under the Gas Safety (Installation and Use) Regulations 1998.

To respond to a pet request in writing
Since 1 May 2026, tenants have a statutory right to request a pet. Landlords must respond in writing within the statutory period (ordinarily 28 days). Failure to respond within the applicable period is treated as consent. LettingsLedger tracks the date and generates your response letter.

Get reminded before anything expires
LettingsLedger tracks your certificate expiry dates and sends reminders at 60, 30, and 7 days before anything needs renewing: by email and optionally to your Google Calendar or any calendar app. You'll know about a lapsing gas cert 60 days before it happens, not the day after.

Download your evidence pack
When the programme is complete, you sign the compliance declaration. The platform generates a tamper-evident evidence pack: all your certificates, proof of service, dates, and audit trail, locked with a SHA-256 hash. This pack is yours permanently. It is your governance record: a dated, verifiable account of your compliance programme that you can produce if your obligations are ever questioned.

The record that

A folder of PDFs on your laptop proves nothing. There's no way to verify when they were created, no proof the documents were sent to the tenant, and no audit trail of anything.

LettingsLedger builds a different kind of record. Every document is timestamped when uploaded. The complete pack is locked with a SHA-256 cryptographic hash: if anyone tries to alter it after signing, the hash changes and the alteration is detectable through hash comparison.

A timestamped, cryptographically hashed record is a more verifiable and structured form of documentation than an unverified folder of PDFs. And it is yours permanently: your pack remains even if you cancel.
